The application was refused by Trafford Council on the grounds that they considered the development to prejudice the deliverability of a strategic policy for the Wharfside area of Trafford by means of impact from noise and air quality. Lanpro successfully argued on behalf of the applicant that the development was acceptable and any impacts would be satisfactorily mitigated based on the sites existing context; and that the Council had not provided any evidence to support their position that this development would prejudice other uses coming forward in the Trafford Wharfside area.
