The site is located outside but adjacent to the development boundary of Upper Stoke which is located within the Norwich Policy Area, where at the time of determination, South Norfolk Council were unable to demonstrate a 5-year housing land supply. The site is bordered by existing housing and as a service village, Stoke Holy Cross is considered a sustainable location give the range of services which are available.
The development will provide a mix of properties with four of them being affordable homes and provision of onsite open space. The development was designed to include one and a half storey dwellings to complement the existing dwellings which are opposite the site and will ensure that the development fits in with the character of the area.
