Improved prospects of prior approval? B8 storage and agricultural buildings to residential use.

Government announced this week proposed changes to Class P and Class Q (Part 3 of Schedule 2 of the GPDO) which will come into force on the 6th April.

Class P which allows change of use of buildings from B8 storage into residential, was due to lapse on the 15th April 2018. There was a requirement that the residential use should have commenced no later than that date. It has been confirmed that there will be a one year extension to this until the 10th June 2019.

Class Q is going to be amended to allow for the change of use of agricultural buildings to provide up to 5 new homes which will allow:

  • up to 3 larger homes within a maximum of 465 square metres; or
  • up to 5 smaller homes each no larger than 100 square metres; or
  • a mix of both, within a total of no more than 5 homes, of which no more than 3 may be larger homes.

The exact wording of these amendments is still awaited but this announcement looks to support the draft National Planning Policy Framework which was published last week.
