North Norfolk District Council publishes its First Draft Local Plan (Part 1)

North Norfolk District Council has published its First Draft Local Plan (Part 1) for public consultation, ending on 19 June 2019.

The Draft Local Plan explains how much new development should take place in North Norfolk between now and 2036 and where the Council proposes to locate it.

The Draft Local Plan proposes up to 11,000 new homes including 2,000 affordable homes, new employment land, and designates areas as protected green spaces. It also contains a vast amount of new policies that will be used to guide development proposals, including housing construction standards, design standards, renewable energy and coastal management requirements. The Draft Local Plan reflects the Council’s competing needs for new homes and employment spaces and managing the impact of this growth on the District’s highly sensitive environments.

The Draft Local Plan is extensive at 320 pages and is accompanied by a number of supporting documents justifying the Council’s policies and selected development sites. If you would like to discuss the content of the Plan and its potential implications on your land holdings or existing development proposals, please get in touch.

In addition to the Draft Local Plan Part 1 consultation, the Council are also asking landowners to come forward with small sites (between 0.25 and 1ha) within a selection of new ‘village locations’ which they have earmarked for small levels of housing growth. These villages include:

Aldborough, Badersfield, Bacton, Binham, Catfield, East Runton, Happisburgh, High Kelling, Horning, Langham, Little Snoring, Little Walsingham, Overstrand, Potter Heigham, Roughton, Sculthorpe, Southrepps, Sutton, Trunch, Walcott, West Runton, Weybourne.

If you have such a site and would like to understand if it may be accepted by the Council for housing, please get in touch and we would be happy to advise. Part 2 of the Local Plan, which will be developed later in the year, will deal specifically with these village locations.
