Government clarifies rules relating to change of use of agricultural buildings to dwellings

Planning rules currently allow for the change of use of agricultural buildings to up to 3 dwellings, provided certain criteria are met (Class Q, Part 3 of Schedule 2 of the GPDO).

Planning rules currently allow for the change of use of agricultural buildings to up to 3 dwellings, provided certain criteria are met (Class Q, Part 3 of Schedule 2 of the GPDO).

The government has provided a clarification relating to this and in particular, matters in respect of internal works and the extent of those works that are covered under the rules.

These government updates have been made due to a number of local planning authorities (LPA’s) restricting the extent of works that are allowed for, to convert agricultural buildings under the provisions of Class Q. Some internal works and structural works have been matters that LPA’s have resisted (such as insertion of new floors). The government update now gives greater clarification to the extent of works that could be undertaken when considering a Class Q application, and is likely to give applicants better prospects of securing an approval.

Lanpro Services have dealt with a number of Class Q applications successfully for clients, to achieve residential change of use on agricultural buildings.
