Planning Approval secured for major residential led mixed use scheme in Southend-On-Sea

Lanpro have successfully secured planning permission for a residential led mixed use scheme on behalf of Garrison Developments LLP on the former Shoebury Garrison site in Southend-On-Sea.

The new proposal will deliver:
• 214 high-quality homes, including affordable housing;
• 1,000 sqm health centre;
• 250 sqm of commercial/retail space;
• Public open space and landscaping for the local community.

Lanpro worked with the client and the architects to devise a planning strategy to address significant site constraints, which included it being located in Flood Zone 3 and a biodiversity rich environment.

The landscape design outcome was central to the overall concept of the scheme to deliver open space within an attractive parkland setting that also functions to manage flood risk and drainage sustainably on site.

Lanpro managed, coordinated and prepared the planning application for the approved scheme, this included the production of an Environmental Statement to support the submission. Lanpro also formulated and managed the public consultation process and engaged extensively with the local community, and Elected Members on the future development plans for the site.

We successfully negotiated with statutory consultees and officers to deliver this much needed development to provide new homes and health care facilities for the local and wider community of Southend.

Lanpro provided Planning, EIA, Landscape Design (including LVIA) and Heritage services on the project and worked collaboratively with Stolon Studio Architects.  The project, and detailed negotiations, were led by Claire Wilkinson, Associate Director, with support from Andy Rudge (Senior Heritage Consultant) and Anna Oliveri (Landscape Architect).
