The site lies within the Norfolk Coast Area of Outstanding Natural Beauty (AONB), overlooking the Blakeney Salt Marshes from an elevated position, between the villages of Blakeney and Morston.
A similar application was previously refused by North Norfolk District Council and dismissed at appeal in 2017. This was on the basis that the proposed dwelling would have a detrimental effect on the character and appearance of the landscape within the Norfolk Coast AONB, given the high sensitivity and value of that landscape.
Lanpro were subsequently commissioned by the client, and successfully gained planning permission by developing a thoughtful and complementary scheme, collaborating with our design studio Proworks, who provided architecture and design services on the project. In doing so, the landowner was provided with a contemporary and sensitive design for an expansive new dwelling. The proposal was able to address and overcome the previously identified landscape impacts on the AONB.
