Westfield Road, Dereham, Norfolk

Secured outline planning permission on behalf of Glavenhill Strategic Land for the development of up to 291 new dwellings on land to the south of Dereham in Norfolk.

Our client has entered into a series of land promotion agreements with the landowners of some 84 ha of land to the south of the town of Dereham in Norfolk.

The successful permission will physically extend the Toftwood area of Dereham to deliver some 291 homes in exchange for the provision of a new park, grazing habitats, and other ecological improvements including alteration to the River Tud’s alignment.

The proposals will provide a new stretch of link road which will connect into strategic infrastructure improvements which are proposed for Dereham. Alongside the planning application, Lanpro promoted the site through the emerging Local Plan for Breckland District to ensure it became one of the preferred allocations for the town

"Jane is project manager of the scheme to obtain planning permission for 291 dwelling units on an unallocated site to the south of the town of Dereham. The housing scheme enables the delivery of 13 ha (32.29 acres) of new public park to meet existing deficiencies in the Toftwood area. This new linear park along the north bank of the river Tud is a key objective in the Dereham Green Infrastructure Study and Implementation Strategy published by Breckland Council in 2008. The application also proposes major river restoration works to the river Tud, the reversion of some 13.35 ha (32.98 acres) of intensively farmed arable land to species rich grassland and the long term management connected Fen habitats adjacent to Badley Moor SSSI."
