Halesworth Self Build

Lanpro secured outline planning permission for a scheme of 15 no.custom and self-build housing units on a 1.36 ha greenfield site outside the development boundary for the town of Halesworth.

The application was approved late 2015 at a time when the Council was able to demonstrate a 5-year supply of deliverable housing sites. This was one of the first schemes granted planning permission after the Self-build and Custom Housebuilding Act 2015 was introduced.

The planning permission secured established the extent of the serviced plots and provided a detailed design code for the site. The scheme also included a detailed highway and access design and improvements to the surface water drainage ditch network as a benefit to better manage existing surface water flooding problems locally.

Lanpro negotiated an extended time limit for the outline permission and the S.106 agreement proposed an innovative approach to affordable housing delivery. The individual reserved matters submissions for the various custom and self-build plots was also managed by Lanpro.
