The building occupies a key corner site for this part of the city, terminating two main street vistas to the West and South. The proposals respond to the dynamics of the context by providing sculptural balconies and an expressed top floor in zinc and glass, and refined brick detailing referencing the three storey Victorian terraces nearby.
